If the seller made improvements to the property were they done by a licensed contractor? If the seller acted as the contractor, did they hire licensed sub-contractors? Some home sellers start out thinking they want to hire an agent who will personally sell their home. There are many agents who would gladly represent you and the buyer as a dual agent and earn the whole brokerage fee. Ellen practices sole representation. If she were to personally sell your home it would be with the buyer’s knowledge that she was acting as a seller’s agent only. Most buyers want independent representation—some call the listing agent and find themselves in a dual agency situation without understanding the ramifications to them.

She builds in contractual safeguards and escape clauses to avoid tying up your property with marginal buyers. Ellen often picks up the slack for the selling agent to enforce strict adherence to contract deadlines. Monitoring every detail of today’s complex sale makes or breaks the closing and increases or decreases the seller’s net dollars.

Avoid underselling, under-pricing or under negotiating. Partial information and misinterpretation of market data can be very costly. Fair market value is determined through due diligence and expert interpretation of ALL the facts. Agents can easily make mistakes and skew facts to support their opinions.

Some so called ‘comparable sales’ may not be an accurate source of comparable value. Ellen’s rigorous due diligence exposes the facts beneath the surface such as: significant seller concessions made to the buyer, major property defects corrected or accepted as is, valuable included items and other issues (not of public record) that affect value.

A discount broker can give the appearance of a savings or a gain and be very costly to their clients through poor representation. When the end financial result is important, carefully scrutinize an agent’s qualifications and reputation.
