Hear why they are selling, if the listing price in line with reality, if it the best or worst house on the block, what the true interior condition is like, if there is a major downside to the lot or location, and if the property is still available. (Sometimes they are already sold and the office does not know it yet.)

Avoid overpaying. Partial information and misinterpretation of market data can be very costly. Fair market value is determined through due diligence and expert interpretation of ALL the facts. Agents can easily make mistakes and skew facts to support their opinions.

Some so called ‘comparable sales' may not be an accurate source of comparable value. Ellen's rigorous due diligence exposes the facts beneath the surface such as: significant seller concessions made to the buyer, major property defects corrected or accepted as is, valuable included items and other issues (not of public record) that affect value.
